Rent Relief in Nigeria: How It Affects Your Tax Estimate

How projected rent relief is calculated, what evidence employers may need, and how it fits into PAYE estimates.

Short answer: For many 2026 PAYE estimates, rent relief reduces taxable income based on rent you pay. In Staff Pay Tax Lab it is projected as the lower of 20% of annual rent paid or ₦500,000. You are not uploading evidence in the free calculator; employers and tax authorities may require proof at filing.

Why rent relief matters

Housing cost is a major expense for many Nigerian employees. The 2026 framework used in Staff Pay Tax Lab replaces the older consolidated relief allowance (CRA) approach in employee estimates with a rent-based relief projection.

A higher credible rent figure (within the cap) can lower estimated taxable income and therefore estimated PAYE — but only if the amount you enter reflects rent you actually pay and can support if asked.

How the cap works

Annual rent relief in the calculator is:

Lower of (20% × annual rent paid) or ₦500,000

"Projected" and "subject to evidence"

Staff Pay Tax Lab labels this line "Projected rent relief (subject to evidence)" because:

  • The calculator does not collect tenancy agreements, receipts, or landlord details
  • Your employer may run a declaration process before applying relief in live payroll
  • A tax office may disallow relief that is not supported by records

Entering rent you do not pay to "test" a lower tax number is misleading for planning and risky for filing.

Where rent relief sits in the calculation

At a high level:

  1. Start from gross emoluments (annualised from your monthly entry)
  2. Deduct employee pension (when enabled)
  3. Apply projected rent relief
  4. Deduct NHF (when enabled)
  5. Apply progressive annual tax bands to the remaining taxable income
  6. Divide annual tax by 12 for a representative monthly PAYE estimate

Rent relief does not reduce pension or NHF bases in the Staff Pay employee path; it reduces taxable income before bands are applied.

Common questions

I live rent-free with family. Can I claim relief? If you do not pay rent, enter ₦0. The estimate will show no rent relief.

My rent is paid quarterly in advance. Use the annual total you pay in a typical year. The field is annual rent paid, not monthly.

Does state change the rent relief formula? Staff Pay Tax Lab uses the same federal band and relief logic for every state; state selection marks PAYE jurisdiction context.
